If you are searching for Ottawa houses for sale in the city's southwest, every road eventually leads to Barrhaven. This Ottawa neighbourhood guide — a complete Barrhaven neighbourhood guide — covers the whole of the Barrhaven Neighbourhood and introduces all 11 of its sub-areas, from the established streets of Pheasant Run to the newest blocks of Half Moon Bay. Average days on market. For context, Barrhaven averaged 33 days on market across the twelve months to April 2026.
The average asking price ($695,768) sits about $76,000 above the median ($619,945) — a handful of executive listings above $1 million pulls the average up, which is why the median is the better compass for most Barrhaven buyers. The 12-month average-trend block is still building from its October 2026 start, so no month-over-month comparison is available yet.

Barrhaven vs Kanata vs Stittsville vs Orleans — which Ottawa suburb in 2026?
Buyers comparing Ottawa's big suburbs usually shortlist the same four. Here is the honest head-to-head, updated October 2026.
Setting and scale. Barrhaven is Ottawa's southwest suburb — about 103,000 residents at the 2021 census, roughly 17 km from downtown. Kanata anchors the west end around the high-tech employment cluster; Stittsville sits just west of Kanata with a former-village main street now surrounded by fast-growing subdivisions; Orleans is the east-end counterpart with a large francophone community. All four are full suburbs, not bedroom outposts — each has its own retail districts, schools and recreation.
Commute. Barrhaven feeds downtown via Highway 416 and the Queensway, plus the Southwest Transitway; Kanata and Stittsville use Highway 417; Orleans uses Highway 174. None of the four is a short commute — pick the suburb on the same side of the city as your workplace and the daily drive changes completely.
Schools. All four suburbs are served by Ottawa's four school boards with multiple secondary schools each — Barrhaven's lineup includes John McCrae and Longfields-Davidson Heights. School choice rarely decides between these suburbs; the specific catchment street matters more than the suburb name.
New construction. Barrhaven's active builder front is concentrated in Half Moon Bay and Stonebridge, with Minto, Caivan, Mattamy, Tamarack and Phoenix Homes selling across the district as of October 2026. Kanata and Stittsville have their own active builder communities in the west; Orleans builds out east. If new construction is the priority, compare the actual builder lineups community by community — the "who is building where" table above is Barrhaven's.
Price character. As of October 3, 2026, Barrhaven's 272 active listings averaged $695,768 asking with a $619,945 median — established pockets like Pheasant Run and Knollsbrook hold the entry points while Stonebridge and Hearts Desire set the top end. Broadly, the four suburbs compete in the same price bands; the street and the house matter more than the suburb badge.
The verdict. Choose Barrhaven if you want the southwest — Transitway access, the Marketplace and Town Centre retail, Jock River trails, and the widest range of 1970s-to-brand-new stock in one district. Choose Kanata if your work is in the west-end tech cluster; Stittsville for village character with new-suburb growth; Orleans for the east end and francophone community life. Comparing inside Barrhaven? The Stonebridge (7708), Half Moon Bay (7711) and Pheasant Run (7701) guides break the choice down street by street.
The best parts of Barrhaven — and what to be aware of (2026)
What stands out. Self-sufficiency: the Marketplace, Town Centre and Strandherd plazas mean most daily life happens inside the suburb. Schools from all four boards with strong secondary options. The Jock River trail system and Chapman Mills Conservation Area for outdoor time. A genuine range of stock — 1970s Minto streets through to brand-new builds — so buyers can move up without leaving the district. And as of October 2026, balanced conditions: 33 days on market on average, conditions on financing and inspection widely accepted.
What to be aware of? It is car-dependent — the suburb was built for drivers, and while the Transitway works, most households run two cars. The commute is real: 25–30 minutes off-peak to downtown, longer at rush hour on the 416 and Queensway. The future Barrhaven LRT extension is planned, not under construction — do not buy on the promise of a train date. And in the newest pockets south of the Jock River, construction traffic and developing streetscapes are part of daily life for now.
Who should move to Barrhaven?
Families. This is Barrhaven's core buyer: four school boards, splash pads and sports fields in nearly every pocket, the Walter Baker Sports Centre, and family-sized detached homes and towns across every price band. If school catchments drive your search, start with the Longfields (7706) and Pheasant Run (7701) guides.
First-time buyers. The entry point lives in the established pockets — Pheasant Run, Knollsbrook, Cedargrove and Fraserdale — where townhouses and smaller semis trade below the district median of $619,945 (October 2026). The price-band sections above show exactly what each budget buys, and balanced 2026 conditions mean first offers can carry protective clauses.
Downsizers. Bungalows and main-floor-living towns in the 1980s–90s pockets, plus low-rise condominium apartments for a lock-and-leave life — with the Marketplace, medical offices and the Transitway close at hand. Cedargrove and Fraserdale (7703) and Heritage Park (7704) are worth the first look.
Investors. Eleven sub-areas of rental demand fed by schools, transit and the district's sheer population — plus the new-construction pipeline in Half Moon Bay for assignment and pre-construction plays. I track rents and absorption by pocket; ask for the current investor snapshot for the area you are targeting.
History of Barrhaven
Modern Barrhaven begins with Mel Barr — Melville Barr — who bought 200 acres near Fallowfield and Greenbank roads in the 1950s intending to build a horse-racing track. When the Rideau-Carleton Raceway was built further east instead, Barr developed his land for housing, and the suburb that took his name was established in 1968. Before that the land was farm country — much of it owned by Irish Catholic families — crossed by an Indigenous route roughly followed today by Jockvale Road; a wooden schoolhouse stood near Jockvale and Strandherd roads as early as 1841, and its 1906 brick replacement still stands. Barrhaven was part of the City of Nepean until Ottawa's amalgamation in 2001. Growth was steady but services lagged for decades — one grocery store, no cinema — until the Walter Baker Sports Centre opened in 1980 and Barrhaven Town Centre opened with a range of retailers in 1991. The 21st century brought the real boom: from about 42,000 residents in 2001 to more than 100,000 twenty years later. (Sources: Wikipedia — Barrhaven.)
Shopping and dining across Barrhaven
One reason Barrhaven works as a "city within a city" is that residents rarely need to leave it to shop. Barrhaven Town Centre, opened in 1991, was the original retail core. Today the heavyweight is Chapman Mills Marketplace at 50 Marketplace Avenue: a RioCan-owned district of 66 stores and services anchored by Loblaws, with Winners, Walmart, a Cineplex cinema and the Marketplace Transitway station on site. CitiGate Marketplace, the Strandherd Road plazas, Farm Boy, Metro, Sobeys, Canadian Tire, Best Buy and Home Depot round out the big-box layer. Dining runs from chains — East Side Mario's, Boston Pizza, Montana's, Lone Star Texas Grill, Kelsey's, Swiss Chalet — to well-loved independents like the Barley Mow and local shawarma and sushi rooms. The Barrhaven BIA supports local businesses and community programming across the district.
Transportation and commuting
Barrhaven's commute story has two halves: the bus network residents use today and the rail line planned for tomorrow. The Southwest Transitway runs through Barrhaven with stations at Fallowfield, Longfields, Strandherd, Marketplace, Barrhaven Centre, Beatrice and Nepean Woods. Fallowfield station, at Woodroffe Avenue and Fallowfield Road, is the main hub: a Park & Ride lot of about 1,095 spaces beside the VIA Rail Fallowfield station, which puts intercity rail within the suburb. By road, Highway 416 forms Barrhaven's western edge, and Strandherd Drive, Greenbank Road, Woodroffe Avenue and Fallowfield Road are the main arterials; an off-peak drive to downtown Ottawa typically runs 25 to 30 minutes. Looking ahead, the City of Ottawa has completed the environmental assessment for a Barrhaven LRT extension from Baseline Station to Barrhaven Town Centre — a planned future line, not yet under construction, so treat any timeline you read online with caution and check the City's current project page.
O-Train LRT — where Barrhaven fits in the network

The rail half of that story is the planned Barrhaven LRT: the City has completed the environmental assessment for a roughly 10 km extension from Baseline Station to Barrhaven Town Centre that would convert the existing Southwest Transitway — including Fallowfield, Longfields, Strandherd and Barrhaven Centre stations — from bus rapid transit to light rail, and add three new stations (Tallwood, Knoxdale, Nepean Sportsplex) north of the Transitway. Status as of October 2026: the environmental assessment is complete, but the project is neither approved nor funded — so it belongs in the long-range column, not in the commute you can count on today.
Elsewhere on the network, as of October 2026: Line 1 (Confederation) runs Blair to Tunney’s Pasture, with its east extension to Trim in final testing and expected to open late 2026 and its west extension to Algonquin planned for 2027; Line 2 (Trillium) and the Line 4 airport spur have been running since January 2025; and a future Line 3 will run Trim to Moodie, sharing Line 1’s tracks east of Lincoln Fields. The schematic map above shows the whole picture — solid lines are in service, dashed lines are under construction or planned.

Schools
Four school boards serve Barrhaven: the Ottawa-Carleton District School Board (English public), the Ottawa Catholic School Board (English Catholic), the Conseil des écoles catholiques du Centre-Est (French Catholic) and the Conseil des écoles publiques de l'Est de l'Ontario (French public). Secondary schools across the district include John McCrae, Longfields-Davidson Heights, St. Joseph Catholic, St. Mother Teresa and École secondaire catholique Pierre-Savard. Because catchments follow street-level boundaries, the school lists on this hub are district-wide only — each of the 11 sub-area guides names the schools nearest to it and explains how to confirm your catchment — start with the OCDSB school locator for English public schools and use the equivalent finders on the other three boards' sites — before you buy.
Parks, trails and the Jock River
The Jock River is Barrhaven's defining natural feature, winding through the south end past Hearts Desire, Chapman Mills and Half Moon Bay, while the Rideau River forms the suburb's eastern boundary. The Chapman Mills Conservation Area offers trails and wildlife viewing along the Jock, and the City has continued extending the riverside pathway network. Neighbourhood parks, splash pads and sports fields are distributed across all eleven sub-areas — each sub-area guide names its local parks specifically.
Entertainment and leisure
Before 2005, Barrhaven had no cinema at all; today the Cineplex Odeon Barrhaven at 131 Riocan Avenue (opened October 2005) includes an XSCAPE entertainment centre. The Walter Baker Sports Centre at 100 Malvern Drive remains the recreation anchor for the whole district: swimming, arenas, squash courts and fitness facilities open to the public. Evening and weekend life otherwise centres on the Marketplace district's restaurants and the community programming run through the Barrhaven BIA and local community associations.
Healthcare and services
Day-to-day services are distributed across the retail districts rather than concentrated in one medical precinct: family dental and orthodontic practices, walk-in and family clinics, physiotherapy and chiropractic clinics, opticians, pharmacies (including Shoppers Drug Mart locations) and banks sit within Barrhaven Town Centre, Chapman Mills Marketplace and the Strandherd plazas. For hospital care, residents use the Queensway Carleton Hospital to the northwest or CHEO and the Ottawa Hospital campuses closer to the core. If proximity to a specific clinic or practitioner matters to you, tell me which one and I will map it against the sub-areas you are considering.
Churches and community
Barrhaven's faith communities reflect its diversity: Barrhaven United Church, Haven Baptist Church, Cedarview Alliance Church, Longfields Community Church, the Salvation Army Community Church, St. Andrew Catholic Parish and St. Monica's Catholic Church sit alongside the Ottawa Torah Centre Chabad, the Shiv Shakti Mandir Hindu temple and the South Nepean Muslim Community mosque. Community life runs through the Barrhaven BIA's events and the neighbourhood community associations — each sub-area guide notes the associations active in its streets.
Housing and builders
Barrhaven's housing stock reads like a timeline of Ottawa suburban building: 1970s–80s Minto homes in Pheasant Run, 1980s–90s detached and towns in Cedargrove and Fraserdale and Knollsbrook, 1990s–2000s growth in Heritage Park, Longfields and On the Green, and current new construction in Half Moon Bay and Stonebridge. Stock runs from one-bedroom condominium apartments through townhouses and semis to large executive detached homes on the golf course and the river.

Buying and financing in Barrhaven in 2026
Mortgage default insurance is required in Canada whenever the down payment is under 20% of the purchase price — it protects the lender, not the buyer, and is provided by CMHC, Sagen or Canada Guaranty. The minimum down payment starts at 5%: 5% on the first $500,000 of the price and 10% on the portion above $500,000, with insured financing available on homes priced below $1.5 million (rules and caps change — confirm the current version on the CMHC mortgage loan insurance explainer before you budget).
Offer strategy in 2026 looks different from the bidding-war years. With Barrhaven averaging 33 days on market in the twelve months to April 2026, conditions on financing and home inspection are normal and widely accepted — use them. A typical deposit with an accepted offer is about 5%, held in trust by the listing brokerage. On condominiums, always order the status certificate and have it reviewed before you firm up. Get pre-approved before you start shopping, and bring me the number — I will tell you honestly which of the eleven pockets it buys into. Buying new construction? The Ontario enhanced HST rebate (up to $130,000, ending March 31, 2027) can change the math — confirm the fine print against CRA Notice 346 before you count on it.
Every sub-area guide on this site carries a short version of this playbook; this hub holds the full detail. If you are selling rather than buying, the same market data powers my private PropTx analyses — never generic advice.

Below $700,000 — just under the October 2026 average asking of $695,768 — Barrhaven's market is mostly townhouses, stacked condominiums and smaller semi-detached homes in pockets like Pheasant Run, Knollsbrook and Cedargrove and Fraserdale. These established, high-value streets keep entry prices reachable. Current inventory changes daily — the live map above shows what is actually listed.
How many homes are for sale in Barrhaven right now — and is it a buyer's or seller's market in 2026?
On the morning of October 3, 2026, the live feed showed 272 active listings across Barrhaven. On market balance: a twelve-month snapshot to April 2026 averaged 33 days on market — a pace closer to balanced conditions than to the bidding-war years, though well-priced homes in the most searched pockets still draw competition. I track absorption by sub-area before advising any client on offer strategy.
02 — Buying Process
Where are new homes being built in Barrhaven?
As of October 2026, Half Moon Bay has the most choice — Caivan, Tamarack, Mattamy and Minto are all selling there. Minto is also selling in Heritage Park (Riversbend at Harmony) and the town centre (Anthem), Mattamy in Stonebridge (Crown of Stonebridge), and Phoenix Homes is launching Willow Court in Barrhaven East. Pheasant Run, Knollsbrook and Hearts Desire are built-out resale pockets.
03 — Barrhaven Neighbourhoods
Is Barrhaven a good place to live in Ottawa?
Barrhaven suits buyers who want a full suburban package — schools from all four boards, the Marketplace and Town Centre retail districts, the Transitway, the Jock River trail system and the Walter Baker Sports Centre — without leaving the suburb for daily life. The trade-off is distance: it sits about 17 km southwest of downtown, so commuters should weigh the 25–30 minute off-peak drive or the Transitway ride.
Which Barrhaven neighbourhood is the best?
It depends on your budget and priorities. Stonebridge and Hearts Desire top the price table for executive homes and river/golf settings; Pheasant Run, Knollsbrook and Cedargrove and Fraserdale offer established, more affordable streets; Half Moon Bay has the newest construction and the most annual sales. Each of the 11 sub-area guides compares them in detail.

By transit, the Southwest Transitway (Fallowfield, Longfields, Strandherd, Marketplace, Barrhaven Centre, Beatrice, Nepean Woods stations) connects through to downtown; Fallowfield's Park & Ride holds about 1,095 cars. A future Barrhaven LRT extension is planned but not yet under construction.
Are there good schools in Barrhaven?
Yes — schools from all four Ottawa boards, including John McCrae, Longfields-Davidson Heights, St. Joseph Catholic, St. Mother Teresa and École secondaire catholique Pierre-Savard at the secondary level. Catchments are street-specific, so confirm with the boards for any address you are considering — the sub-area guides explain how.
Is Barrhaven still growing?
Yes. Barrhaven grew from about 42,000 residents in 2001 to over 100,000 in 2021, and as of October 2026 builders remain active in Half Moon Bay, Stonebridge, Heritage Park and the town centre. New subdivisions keep opening south of the Jock River. Check the City of Ottawa's development applications for the current active files.
Where do Barrhaven residents shop?
Mostly inside Barrhaven: Chapman Mills Marketplace (66 stores, Loblaws-anchored, RioCan-owned), Barrhaven Town Centre, CitiGate Marketplace and the Strandherd Road plazas cover groceries, big-box, dining and services — with Farm Boy, Metro, Sobeys, Canadian Tire, Best Buy and Home Depot in the mix.
What is there to do in Barrhaven?
The Cineplex Odeon Barrhaven (with XSCAPE), the Walter Baker Sports Centre (pool, arenas, squash, fitness), the Jock River trails and Chapman Mills Conservation Area, plus BIA-run community events. Downtown Ottawa's museums, restaurants and nightlife are a 25–30 minute drive away.
Why buy through the MLS® system with a REALTOR® instead of Kijiji?
Four protections Kijiji cannot give you. First, the full inventory: Kijiji shows a fraction of what's actually for sale, while the MLS® feed carries every listed home. Second, deposit protection: your deposit is held in a brokerage trust account under RECO rules, not handed to a stranger. Third, due diligence: on condominiums I order the status certificate and have it reviewed before you firm up — private sellers skip this. Fourth, fraud screening and no double-ending: I verify title, ownership and the seller's authority to sell, and I work for you alone. The commission conversation happens before we start, in writing.
04 — Straight Answers
What does Tomasz Witek actually do to earn his commission as my buyer's agent?
On every home you consider, I run comparable-market pricing from live MLS® data, coordinate private showings around your schedule, build the offer strategy, negotiate price and conditions, manage inspections, and quarterback your lawyer and mortgage timelines to closing day. On most Ottawa resales you don't pay me directly — the seller's brokerage compensates the buyer's brokerage. Text 613-314-1199 and I'll walk you through it before you commit to anything.
What happens if the Barrhaven home I buy needs major repairs after closing?
Pre-offer homework is the protection. I push for a professional inspection on every resale, structure conditions that protect your deposit, and flag age-specific risks — 1970s–80s Minto builds hide different surprises than 2020s construction. New builds carry Tarion warranty coverage. If an inspection uncovers major issues, we renegotiate the price or walk away with your deposit intact.
Am I locked in if I sign a buyer representation agreement?
The agreement sets the area, timeframe, and how I'm compensated — but the terms are a conversation, not a trap. We'll agree on a fair timeframe and I'll explain the cancellation language line by line before you sign. My business runs on clients who stay because the service earns it, not because paperwork forces it. Questions first? Text 613-314-1199 — no obligation.

What buying in Barrhaven will actually cost you?
The sale price is only the start. On a $619,945 Barrhaven purchase (the area median), 20% down is $123,989 and 5% down is $30,997 — then budget land transfer tax (Ontario first-time buyers get up to $4,000 back), legal fees around $1,500–$2,000, a home inspection near $500, and moving costs. With less than 20% down, CMHC insurance premiums join the mortgage.

What Barrhaven buyers and sellers say about working with me?
Rated 4.7 out of 5 across 28 Google reviews.
"Thank you Tom Witek for helping us to sell our home in Stonebridge, Barrhaven area in 2017 and help us buy another newly-built home from a home builder in Quinn's Pointe. Tom Witek is a professional, practical, goal-oriented and well-rounded Ottawa real estate agent. We can honestly say he is one of better salespeople that we have met, and we have met plenty of them. We recommend him to anyone wishing to sell or buy a home in Ottawa. Great salesperson."

"Tom helped me find a house in a short period of time. He was very professional and knowledgeable. His market and negotiation advice ensured I bought the house I was looking for, at a reasonable price, in very challenging market conditions. My in-laws also had Tom as their realtor when they sold their house and were also very satisfied. I will look for Tom next time I move!"
— Hugo Gomes, Google review
"Tom's customer service is superb-bar none. It took us a long time to settle on the property we ended up purchasing with two deals that fell through. Tom was patient, thorough and we never felt pressure to get something we didn't want."
